High Country Second Homes: Reopening After Months Away

Why the first turn of the key is the risky one

Months of humidity, then a season of freeze and thaw. The lubricant has gummed, the plug resists, and the owner arriving after a long drive applies exactly the force that shears a worn key. Two jobs cover almost every reopening: servicing cylinders that bound over the damp months, and, where key history is unclear, repinning the exterior doors to a fresh key.

Expect three problems on a property closed for months: a cylinder bound by damp, a keypad with dead batteries, and a door that has moved in the frame. Service the locks before forcing anything, a key snapped in a bound cylinder is the single most common opening-up callout we get.

A ten-minute routine that prevents the callout

Lubricate the cylinders with graphite or PTFE before turning them hard. Check each door closes without being shouldered. Replace keypad batteries as a matter of course rather than testing them. Then walk the outbuildings.

Who else has a key?

Contractors, cleaners, a caretaker, the last guest, a previous owner. If you cannot account for every key, rekeying the exterior cylinders costs less than replacing two locks and settles it for the season.
